When cavity insulation goes wrong

Not every cavity should have been filled. Where insulation was installed into a narrow, debris-filled or exposed cavity, or where the external wall was in poor condition, water can track across the fill and show up as damp patches, mould, cold internal walls and peeling decoration. In some cases the insulation has slumped and left large voids.

Before you pay for extraction, you need to know that the insulation really is the cause. Eco Home Co carries out an independent investigation and gives you a straightforward answer.

What the assessment covers

• Moisture readings and thermal survey of the affected walls
• Borescope inspection of the cavity to see the condition, type and distribution of the fill
• Elimination of other causes such as leaking gutters, bridged damp-proof courses, condensation or plumbing leaks
• External condition: pointing, render, cracks, cills and ground levels
• Review of any installation guarantee (for example CIGA) and whether a claim is possible

What happens next

If extraction is justified, the report sets out the scope of removal, any making-good required and whether the cavity should be re-insulated with a more suitable product, left clear, or the wall insulated externally instead. The report is written so that extraction contractors can quote against it directly.
