The forgotten roof

Flat roofs on extensions, dormers, garages and 1960s and 70s homes are often uninsulated or insulated to a very low standard. They are also prone to interstitial condensation when insulation is added without thought, because moist air from the rooms below gets into the roof void and cannot escape.

A flat roof insulation survey tells you what you have, whether a warm-roof or cold-roof approach is right, and whether the roof covering should be renewed at the same time.

What the survey covers

• Roof build-up, deck type and existing insulation (if any)
• Condition of the covering, falls, outlets and upstands
• Ventilation of any cold roof void and signs of condensation or staining internally
• Whether a warm roof (insulation above the deck) is achievable, including the effect on door thresholds and abutments
• Target U-value and insulation thickness
• Building Regulations requirements when more than half the roof is being renewed

What you receive

A clear recommendation with a specification roofers can quote against, and advice on sequencing if the roof covering is near the end of its life.
